Causes
Watering on a rigid schedule
Rubber Plants are frequently overwatered by owners who water on a calendar schedule without checking the soil. In winter, in lower light, or in a cool room, a Ficus elastica's water needs can be half what they are in summer — the same 'every 10 days' schedule that worked in summer becomes overwatering in January.
Heavy potting mix
The dense, peat-heavy potting mixes that many Rubber Plants are sold in stay wet for weeks, even with restrained watering. Without sufficient drainage material, the root zone stays anaerobic for too long.

Stop watering. Allow the soil to dry significantly — the top 2 inches should be dry before any consideration of watering again.

Improve drainage: ensure the pot has functional drainage holes; empty the saucer or cachepot of any standing water.

If yellowing is widespread or the stem is soft: take the plant out of its pot and wash the loose potting mix off the root mass so you can actually see what's underneath. Trim off any section that's turned brown and mushy or that sloughs its skin off with light pressure, cutting back until you reach firm, lighter root tissue. Move the trimmed root ball into fresh, fast-draining mix in a pot with working drainage holes, and go easy on the watering can for the next two weeks so the reduced root system isn't asked to process more water than it can handle.
